A large share of Bali purchases begin — and sometimes complete — from another country. That is workable. What makes it dangerous is doing remotely the parts that should never be done remotely, usually because a deadline was manufactured to make it feel necessary.

The distinction is simple: verification can be delegated, and decisions can be made remotely. Control of your money should not be.

What can be checked without you on the island

  • Certificate type, ownership chain, and encumbrances — verified at BPN by your own notary, not the seller's.
  • Zoning (ITR) for the intended use, in writing.
  • Building permit and completion status.
  • Legal access to the road, and whether the access is on the certificate or on someone's goodwill.
  • Water, power capacity, and drainage — the things a video walkthrough will not reveal.
  • Price benchmarking against comparable transactions, and real occupancy history if it is being sold on yield.

Insist on an honest video viewing

Ask for an unedited walkthrough filmed on request — not the marketing video — including the approach road, the neighbours on both sides, what is directly behind the villa, and the view from every bedroom. Ask for it to be filmed at a specific time of day, which also tells you how much cooperation you can expect later.

Ask what is being built next door. In Bali the answer changes the value of a property more than anything inside its walls, and it is the single question a remote buyer is least able to answer alone.

Keep control of the money

Never transfer funds to an individual's personal account, and never pay a deposit to hold a property before due diligence is complete. Deposits should sit with a notary or in a structure where release is conditional on verified milestones, and every payment should be documented against the contract.

Be equally careful about the instructions themselves: payment-detail fraud is common in cross-border property transactions. Confirm bank details by voice with a known contact before sending anything, and treat any last-minute change of account as fraudulent until proven otherwise.

Powers of attorney: narrow, or not at all

If you cannot attend the signing, a power of attorney can be granted — but it should be drafted by your own lawyer, limited to the specific transaction, limited in time, and never granted to anyone on the seller's side of the table. A broad power of attorney held by the wrong person is the most expensive document in Bali real estate.

What to leave until you land

Final acceptance and handover are worth doing in person if there is any way to manage it, or through someone independent who is unambiguously acting for you. That is when defects get listed, retentions get argued about, and the difference between the specification and the building becomes visible.
